London-based startup Fifth Dimension, which provides decision intelligence tools for real-assets investors and managers, has secured €22 million ($26 million) in a Series A funding round.

The investment was led by HV Capital with backing from Prudence, Mercia, MMC, and AFG, alongside continued support from existing investors Speedinvest, Seedcamp, and Anthemis. The latest raise brings the company’s total funding to more than €33.9 million ($40 million).
Founded in 2023 by Dr Jarvis and Johnny Morris, Fifth Dimension combines fragmented institutional and market data into a unified intelligence platform powered by agentic AI. The platform is designed to deliver analysis, identify risks and proactively support decision-making.
The company argues that traditional AI tools and in-house solutions have struggled to meet the needs of institutional real-assets operators.

According to Fifth Dimension, managing a single asset often requires handling years of financing records, multiple stakeholders, and complex covenant and compliance information challenges that generic AI systems are not built to address.
Fifth Dimension says its platform integrates directly with existing enterprise systems such as Yardi, Dealpath and SharePoint, eliminating the need for data migration.
The company claims deployment can be completed within two weeks, bringing together structured datasets and unstructured documents into a unified intelligence layer.

At the centre of the platform is Ellie, Fifth Dimension’s agentic AI assistant, which helps prepare analyses, screen investment opportunities, draft investment committee memos, monitor portfolio variance, and proactively identify risks.
The company states that every insight generated by the system is fully sourced, cited and audit-defensible, while institutional knowledge accumulates over time and becomes immediately accessible to new employees.
According to Fifth Dimension, the platform is powered by proprietary AI models specifically trained on real estate workflows rather than relying on a single general-purpose AI provider.
The company reports that clients using the platform have achieved five times more capital deployment with the same team size, alongside a 5% increase in net operating income. It also claims that underwriting timelines for complex deals have been reduced from weeks to days, while month-end close cycles have shortened from 10 days to three.
Fifth Dimension is certified under ISO 27001 and SOC 2 Type II standards. The company says client data remains fully within each customer’s environment and is supported by detailed audit trails covering every action and output, helping firms comply with governance and regulatory requirements.
The newly raised funding will be used to accelerate the company’s expansion across the US and Asia-Pacific, including the opening of a new Singapore office, while also strengthening its agentic AI capabilities for real-assets investment decisions. Additional investment will support product development, hiring and broader adoption among institutional operators globally.
Headquartered in London, Fifth Dimension also operates offices in New York and Singapore. The company says trillions of dollars in assets are managed through its platform, which serves global investment managers, asset managers, lenders, and family offices across multiple asset classes.
Its clients include BXP, Realty Income, Peachtree Group, and Madison International Realty, all of which have centralised portfolio intelligence operations on the platform.
