The funding was led by GV, with support from 20VC, Stride, and Capnamic. Buena’s revenue grew over 500% in 2024 and 300% in 2023, as it continues to modernize Germany’s €13.6 billion property management industry.
Din Bisevac, CEO of Buena, said: “When we first began acquiring property managers in 2023, people thought we were crazy. Today, AI-powered rollups are recognised as the future of service industries. Instead of getting bogged down with routine tasks like annual accounting and payment processing, AI empowers our property managers to focus on complex problem-solving and meaningful customer interactions. This is made possible by our globally scalable software and business model.

Buena is a property management startup helping people build wealth through real estate. Launched in 2023, its AI-powered platform automates key tasks like accounting and financial reporting. The company already manages over 60,000 units across Germany, with 5,000 landlords on its waitlist.

The German property management market is highly fragmented, with over 30,000 firms—most with just five employees—still using outdated software. Buena is addressing this by bringing modern, cloud-based tools to a sector facing talent shortages and low customer satisfaction.

Germany is Europe’s largest property management market, yet has the lowest homeownership rate among OECD countries at just 46%, according to Buena.
Since 2023, Buena has acquired over 20 property management firms. The company believes AI will enhance—not replace—workers in service sectors like property management, making operations more efficient and more profitable than traditional competitors.
Experts predict that AI-driven rollup models like Buena’s could reshape the €14.4 trillion global services market over the next decade, as more businesses seek efficiency through digitization and consolidation.
With a small team of 24, Buena plans to grow its workforce in 2025 and expand into global markets, including the US.
